Project of two houses with a courtyard in the historic centre of Binissalem and building license.

The objective of this project is the complete refurbishment of the whole property, preserving all of the historical jewels such as vaults, arches, stone frames, the well, staircase, etc. Two dwellings will be created with all current technical commodities and amenities, confort in all spaces and highly functional distribution, turning them into the ideal homes for all-year-long living. All of the details throughout the whole property will be finished with high quality standards. All windows and their stone finishings will be completely refurbished and the exterior carpentry will be made of solid wood while being equipped with acoustic and thermal insulation. The pool will have both Ozone and re-circulation salt water systems. Both houses will have independent underfoor heating, electrical and zoned heating circuits. The project has been carried out to the last details by a multidisciplinary team of architects, interior architects and archaeologists, all of them with extensive experience in rehabilitation. The composition of this team has allowed us to reach a consensus between past and present times, obtaining a result of which we are very proud. Binissalem, surrounded by the Serra de Tramontana, mountain range awarded World Heritage Site by UNESCO. Binissalem’s agricultural, architectural and cultural heritage has been built over Talaiotic, Roman, Arab and Catalan footprints. These are highly present in the area’s archeological remains, craftsmanship, hike trails, unique stone work, viticulture, gastronomy and traditions, amongst others. The “Festa des Vermar”, a traditional homage to the grape, a two-week annual party celebrated at the end of the grape harvest (September), being one of the most important craftsmanship events in Europe. “Festa des Vermar” offers grape treading, wine tasting, open-air dinners, parades, art exhibitions, music and much more. The town has a population of 8.567 (2019) with approximately a 10% of year-long international residents. There are 11 schools in the town, public and private, offering different kinds of education systems. Binissalem is easily accessible since it is only 21km away from Palma. The train station (4 minute walk from the property) offers trains to the city every 15/20 minutes.
